Humidity changes the priorities
Near the coast, a bathroom dries more slowly after a shower because the outside air is already humid. Paint peels, grout darkens and mildew returns unless moisture is removed mechanically. A properly sized exhaust fan, ducted to the outside and wired to a timer or humidity sensor, does more for the life of the room than any finish.
Materials that hold up near the ocean
- A continuous waterproofing membrane behind all shower tile.
- Cement or foam backer board in wet areas, never standard drywall.
- Porcelain tile, which absorbs almost no water.
- Solid brass or stainless fixtures and stainless fasteners, since plated metal pits in salt air.
- Epoxy or other stain-resistant grout in the shower.
Condos and rental homes
In a condo, the association's rules govern working hours, water shutoffs and anything connected to shared plumbing. In a home that is rented, choose finishes that clean quickly and parts that can be replaced without special orders.
Window leaks and permits
Bathroom windows near the coast are a common source of hidden damage, because moisture attacks them from both sides. If the wall around the window is soft or stained, replacing and reflashing the window belongs in the remodel.
Plumbing, electrical and structural work needs a permit from the City of Oceanside's Building Division.
