Water Damage and Mold Repair in San Diego

When water gets into walls, floors or cabinets, the first job is to stop it and dry the structure. The second job, putting the home back together properly, is where All Pro Contractor comes in. We rebuild San Diego homes after water and mold damage once mitigation is complete.

Water damage in San Diego homes

Across San Diego we see the same causes again and again: failed supply lines under sinks and toilets, water heaters that leak into closets and garages, slab leaks in older homes, and roof or window leaks after winter storms.

Condos and townhomes add a question that single-family homes do not: who is responsible. The HOA's master policy usually covers the building structure and your own policy covers interior finishes, but the split depends on your CC&Rs. Sort that out early because it decides who pays for which part of the rebuild.

Coastal neighborhoods deal with more humidity, so drying has to be confirmed with moisture readings before walls are closed. Rebuilding over damp framing is how mold comes back.

Mitigation first, then the rebuild

Water damage repair happens in two stages. First comes mitigation: stopping the source, extracting water, removing damaged materials and drying the structure, along with mold remediation if mold has grown. That work is done by a water mitigation or mold remediation specialist.

All Pro Contractor handles the second stage: reconstruction. Once the area is dry and cleared, we rebuild what was removed and bring the space back to a finished, usable condition.

What a San Diego rebuild usually covers

The scope follows the leak. In single-family homes it is usually a kitchen, bathroom or laundry area. In condos it often includes the ceiling of the unit below.

  • Drywall, insulation, texture and paint, including ceilings under an upstairs unit or bathroom.
  • Kitchen and bathroom cabinets and countertops damaged by supply line leaks.
  • Flooring, matched where possible or replaced to a natural break such as a doorway.
  • Tile, showers and tub surrounds.
  • Baseboards, trim, doors and casing.
  • Plumbing and electrical repairs related to the damage, through licensed trades.

Working with your insurance claim

If you have an insurance claim, share the adjuster's scope, photos and any mitigation reports with us. That helps us estimate the rebuild accurately and point out anything the scope missed. You remain in charge of your claim; we provide a clear written estimate for the reconstruction work.

Questions

Frequently asked questions

Who pays for water damage in a San Diego condo?

It depends on your HOA's CC&Rs and both insurance policies. Typically the HOA master policy covers the building structure and common elements, and your HO-6 policy covers interior finishes and contents. Get the CC&Rs and both policies in front of you before repairs are scoped.

How quickly can mold grow after a leak?

Mold can begin to grow within 24 to 48 hours on wet materials. That is why fast drying matters and why mitigation should start as soon as possible after a leak is found.

Do you do water extraction or mold remediation?

No. All Pro Contractor handles reconstruction after a mitigation or remediation company has dried and cleared the area. We are happy to start the rebuild estimate while mitigation is still underway.
